What Is Creek Crossing?
Creek Crossing is a planned development of 64 lots of 1/3 acre size on an 80 acre lot the east side of A Quiet Place In The Country, in the wooded zone along Spruce Creek between A Quiet Place In The Country and the Spruce Creek Fly-In.
Where is the egress to that development?
Two entrances are planned for the development: one at the extension of Creek Crossing Road - currently a dead end street. The second one is planned for the property 255 Country Circle Drive East, also known as the "covered bridge lot" among long time residents, or Lot 21 for administrators. The lot is currently zoned for residential development. To build a road there, the zoning would need to get changed.
Where will the 64 new single family houses be?
The plans call for the houses to be built on the east side of the lot, closest to the Spruce Creek Fly-In subdivision. For further details, see the maps displayed under the tab "Creek Crossing Development" on this site. Utilities (water, sewer) would come through the Fly-In, allowing this property to be served with city water instead of well water common to residents in A Quiet Place In The Country.
How about traffic?
Traffic from construction vehicles as well as the eventual residents of the newly built homes could be expected to mostly come through the north entrance of A Quiet Place In The Country, Country Circle Drive East, and Creek Crossing Road.
What is the time line?
As of this writing (January 26, 2025), residents can display their opinion about the development via yard signs. The next steps, as detailed in the letter from Trish Smith, planning manager for Volusia County: "We are in the early stages of reviewing this application. It will require two public hearings, and the first hearing is not anticipated to be scheduled before late spring. The applicant will be responsible for providing due public notice to all adjacent property owners. They will also post orange signs near lot 21 and near Creek Crossing Road at least 10 days before the first public hearing. A legal ad will also be posted in the News Journal. What Is Creek Crossing?

Update: the developer plans to purchase another lot at the southeast end of the first property, at around 40 acres. See "9. Spruce Creek Crossing - Updated Map Incl. 40 Additional Homes" under the tab "Spruce Creek Crossing Development". The new totals are 101 homes on approx. 120 acres. The name of the development has been changed from "Creek Crossing" to "Spruce Creek Crossing".

Update: lots of changes here. The planned egress through 255 Country Circle Drive East is gone. Instead, the developer proposes a new road that connects the project to Russell Road/Charles Street and then to Airport Road on the southeast corner of the property. The road at the extension of Creek Crossing Road still stands.

Update: for the exact location planned for the entire development, see "9. Spruce Creek Crossing - Updated Map Incl. 40 Additional Homes" under the tab "Spruce Creek Crossing Development". It is not clear to us (AQPITC) how the 101 lots will receive their utilities. Our understanding is that the water treatment plant in the Fly-In is not big enough to handle the additional volume of waste water from the project. Other engineering solutions will have to be found.

Or it would enter/exit to the southeast of the project via Russell Road, Charles Street, and then Airport Road.

Update: late spring has passed, and no public hearings about the project have been held to date. As soon as dates for such hearings are known, they will be published here. E-mails will go out to residents of AQPITC as soon as new information becomes available.
